Corrupted Application wont reconize me as the computers administrator.

I have two corrupted applications and two pictures that say I need the computer administrator's permission to access them. I have tried to delete them in every way I can. I don't even have read permissions. I need a way to force give myself permission. I also in a desperate attempt to fix it deleted the regedit keys.
